Editorial policy
HouseBudget.co.uk exists to help UK renters and buyers sense-check affordability. We are independent and do not offer financial products. The calculator is for guidance only and should not replace advice from a qualified mortgage broker or financial adviser.
How calculations are derived
- Rent estimate: We take your monthly take-home income and multiply it by your selected affordability percentage. We then subtract any non-housing debts to estimate a comfortable rent ceiling.
- Mortgage estimate: We apply the same affordability percentage and debt adjustment to find a maximum monthly mortgage payment. That payment is converted into a mortgage size using a standard annuity formula based on the interest rate and term you provide.
- Property price: We add your stated deposit to the estimated mortgage size to show a rough price bracket.
- Income multiple and stress test: Optional fields apply a yearly income multiple cap and show a stressed payment using your chosen stress rate.
Sources and research
We track lending policy guidance from UK regulators and regularly review public data from the Bank of England, UK Finance, and the Office for National Statistics. We also review representative affordability policies from major UK lenders to keep the calculator aligned with common market practices.
Update cadence
Our editorial team reviews calculator methodology at least every quarter and updates content whenever interest rate changes or regulatory updates materially affect affordability assumptions. The most recent review was completed in September 2023.
